What's a Real Estate Syndication?

Updated: Dec 7, 2023

A real estate syndication is a way for multiple investors to pool their capital and resources to invest in a real estate project. This type of investment structure is typically used for larger projects, such as commercial or multi-family properties, that require a significant amount of capital and expertise to develop, operate, and manage.

In a real estate syndication, one or more sponsors, who are typically experienced real estate professionals, identify a real estate investment opportunity and create a legal entity, such as a limited partnership or limited liability company (LLC), to acquire and manage the property. The sponsors then seek out investors who are interested in investing in the project, and these investors contribute capital in exchange for ownership in the entity that owns the property.

Resource Consolidation for Higher Returns

Real estate syndications offer several potential benefits for investors, including the ability to invest in larger projects that may be beyond their individual financial means, access to professional expertise and management, and the potential for higher returns than traditional real estate investments.

Considerations

The key is aligning with experienced sponsor groups who source the deals, oversee operations, and manage the assets on your behalf. They contribute specialized expertise while you simply sit back and collect passive income in the form of regular distributions.

With the right sponsor team in place, a well-structured syndication offers exceptional income potential compared to traditional rental properties. For example, instead of net returns in the 8-12% range, you could potentially receive annual cash-on-cash returns 16-18% (estimate) or more over the investment lifespan.

Syndications open the door to game-changing wealth building opportunities previously unavailable to everyday investors. If leveraging real estate to achieve financial freedom sounds appealing, connect with our team to learn more about participating in an upcoming investment opportunity.
